Project Case Study - Len House, Maidstone
Len House Refit for Bauvill
Retrofitting drainage for residential flats in a commercial unit, reinstating concrete slabs, forming new reinforced slabs, and adapting a Victorian culvert for the building's new purpose.
Project Elements
Concrete Saw Cutting
Len House in Maidstone, formerly a car workshop, required saw cutting and breaking over a kilometer of reinforced concrete for trench excavation. A new drainage system for 80 flats and units utilized 100 and 150mm pipes, necessitating numerous inspection chambers under the reinstated concrete. Hardrock Groundworks had to break through Victorian foundations to redirect drainage, passing it through a live culvert via a new manhole, maintaining culvert functionality throughout.
Reinforced Concrete Slabs
The project involved reinstating concrete slabs, necessitating extensive rebar doweling to fix reinforcement into existing concrete. Thousands of dowels were installed, followed by tying steel mesh fabric before pouring new concrete. Additionally, a reinforced basement slab was urgently installed as a foundation for a supporting wall. Hardrock Groundworks completed preparation, formwork, and pouring of the 400mm thick slab within one week, aiding the Main Contractors schedule and ensuring uninterrupted construction.

Client Testimonial
" I would 100% work with Jamie again. Very reliable and willing to assist with resolving issues that came up on site. Dealing with costs was very transparent and a pleasure to work through. Communication throughout the job was all very good, both in person and on emails. There were numerous issues with drawing discrepancies, through no fault of their own, but the Hardrock team worked around these quickly and efficiently. "
