Project Case Study - Glebe Farm, NW London
HGV Park for Car Giant
Full redevelopment of 4000sqm site including demolition, drainage, filtration tank, services, hardstanding, warehouse construction, reinforced concrete slabs and roadways for Car Giant
Project Elements
Hardstanding
The tenants of Glebe Farm in NW London are a haulage business with many HGVs and containers, so one of their primary requirements was to have a strong, stable hardstanding yard that would accept HGV traffic and containers standing on them. The issue we faced was that the site was formed on waste ground adjacent to a bog, as such the de-watering, ground management discipline and design for the substrate was very carefully put together and implemented to avoid the site reverting to a bog during construction and while in use.
Concrete Roadway
In order to ensure the hardstanding was not going to be overly worn down on the main thoroughfare for the site, a reinforced concrete roadway was installed with a large ramp connecting the two halves of the site and creating a full one-way system for the HGVs. The roadway was a 250mm thick, C35, concrete slab with two layers of mesh tied to form a strong reinforcement. The slab was set on a depp sub-base of type 1 and 2 to ensure even the largest of the client’s cranes would be able to use the roadway without issue.
Project Management
In order to give the project the best possible chance of being completed on time and within budget, Hardrock Groundworks took on the role of project manager during the project to ensure that all trades were working to programme, and as efficiently as possible. By removing the need for a third-party main contractor the client was given more control over the project, and we were able to accomplish objectives more efficiently helping deliver this difficult deadline on time.
Project Summary
This project for Car Giant was taken on with all parties being aware that the timeframe was exceptionally tight. The brief was to demolish an old farm yard and rebuild it into a site with three new commercial buildings, a 100m long, HGV grade, reinforced concrete roadway and 4000msq of hardstanding in no more than 8 weeks.
Hardrock Groundworks accepted the challenge and was able to deliver the requirements within the timeframe. As well as the extensive concrete works externally, there was a requirement for three slabs to be poured in situ with the building already in place.
This called for some problem solving in order to properly pour and finish a large concrete slab inside an enclosed building, however a solution was arrived at and the works carried out to the client's complete satisfaction.
